  • How long does a hardwood flooring project take?

    Most hardwood floor projects take between three and six days to complete the sanding and refinishing process, according to our team. Depending on the total number of details and whether or not stairs are included in the scope, we generally can complete the sanding and refinishing work in the three to six-day timeframe. Floors can be walked on in stocking feet in three hours with a waterborne finish, overnight with oil-based polyurethane, and 36 hours with Rubio Monocoat, according to our hardwood flooring team. Shoe traffic may resume on day three. Furniture can be reset in five days or later. Furniture protectors are a must for anything that touches a wood floor surface.
  • How should I prepare my home before sanding or installation?

    Homeowners are asked to empty rooms and remove blinds and curtains. Removing furniture is required for buffing and recoating, sanding and refinishing, and installation.   • Should I choose oil‑based or water‑based polyurethane?

    Abeln Floor Systems considers it very important to explain to each prospective customer all the advantages and disadvantages of each type of finish system that we apply.


    Waterborne Urethane (catalyzed version): Very hard finish, dries enough to walk on in as little as three hours so friendlier if living in the same space, does not tend to amber over time but does not have much depth and luster, less smell while drying, tends to look sort of "milky" over time as it ages, looks very light in color when applied directly over newly finished floors so it tends to have a more contemporary appearance on "natural" wood floors. Adds cost since it is a much more expensive finish than oil-based polyurethane.


    Oil-based polyurethane ("oil-modified"): Also a very hard finish but does not tend to show scratches and scuffs as readily as waterborne finishes. It is preferred in terms of durability, especially if you have a dog or dogs bigger than 30 lbs, according to our team. Polyurethane has much more depth and luster on woods than waterborne finishes, plus it has a warm, amber look that many people in historic homes seem to prefer. If you prefer to rearrange rooms more often, polyurethane will show rug outlines due to its tendency to amber over time. Polyurethane typically takes overnight to dry enough to walk on and has more outward smell due to its use of mineral spirits as its solvent.


    Rubio Monocoat: A unique finish that is 100% non-VOC (volatile organic compounds) since it is made with vegetable oil, according to our team. This type of finish is the stain and finish in one, as it is buffed on after floors have been completely sanded, allowed to dry for 36 hours, and that is it (this is why it is called "monocoat"). It has a very pretty look because it is designed to penetrate into the wood surface and is not a "film-forming finish" like waterborne or polyurethane, which relies on built-up layers of finish to provide its protection. It dries to a very matte sheen, so you have to like that sort of "French polish" look to like its appearance. It tends to really appeal to people who like to see the pores of the wood when they gaze at their floors. It tends to be pretty dog friendly since it is so matte looking and does not form a film, so it tends to not show scratches and small gouges often left by larger dogs. It is much more labor intensive in terms of care because it requires the use of their own proprietary "Rubio Soap" and needs to be sort of "renovated" (a buffing process that does not require the moving out of heavy furniture) every three years or so to freshen its appearance, so it is not for everyone. Rubio is also the only finish out there that does not require a complete sanding and refinishing process if a pet stain, wear spot, or water damage occurs, as it is very repair and touch-up-friendly. It also has a very pleasant smell to it as well. If regular maintenance is not your thing, this finish is not recommended.

  • How long should I stay off my floors after refinishing?

    For waterborne finishes, you can walk on them after about three hours; for oil-based polyurethane, it is usually overnight, and for Rubio Monocoat it is recommended to wait about 36 hours, according to our team. Choose us for hardwood flooring services!
  • Why do small gaps or color changes appear over time?

    Hardwood flooring is a product of nature and, as such, it is always going to expand slightly in the humid summer months and then shrink in the drier winter months. As such, we do not recommend filling of cracks for two reasons. First off, the most commonly used fillers always dry hard and brittle, which means they usually crack as soon as the winter months happen and shrinkage ensues. Secondly, if cracks are filled, then shrinkage occurs; the cracks then look worse than if they were never filled in the first place. Due to this normal shrinking that happens in the drier winter months, the wider the floor boards, the bigger the cracks between the boards...especially in softer woods like yellow pine and white pine. When installations are started, Abeln Floor Systems has a policy of always checking the moisture content of the wood flooring as well as the subfloor (or concrete for glue-down applications) to determine how much acclimation time is needed before installation work can begin. We like to see between 6% and 9% moisture content of the flooring and subflooring before the installation work can begin, according to our team.
  • What do you recommend for hardwood flooring maintenance?

    Abeln Floor Systems recommends regular sweeping or vacuuming with a hardwood-safe attachment, using protective felt pads under furniture, avoiding steam mops and harsh cleaning chemicals, and maintaining indoor humidity levels between 45-55% for optimal floor performance and longevity.
